What Is A Home Inspection

What is a F.Y.I. home/building inspection?
A home/building inspection is a visual inspection of the structure and components of a structure to find items that are not performing correctly or items that are unsafe. If a problem or a symptom of a problem is found the I will include a description of the problem(s) in a computer generated report and may recommend further evaluation and repair. 

What does F.Y.I. inspection include?
My report will review the condition of the heating, central air conditioning system (temperature permitting), interior plumbing, electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, and visible structure. I also offer additional services not included in a typical inspection, such as pools, spas, outbuildings, and mold testing.

What NOT to expect from a F.Y.I. inspection?

• A F.Y.I. inspection is not warranty or protection against future failures. Components like Air Conditioners and Heat Systems can and do break down. A F.Y.I inspection tells you the condition of the component at the time of inspection. For protection from future failure you may want to consider a home warranty.
• A F.Y.I. inspection is not an appraisal that determines the value of a house/building. I will not tell you if you should buy this house/building or what to pay for it..
• A F.Y.I. inspection is not a code inspection, which verifies local building code compliance. I will not pass or fail a house/building. structures built before code revisions are not obligated to comply with the code for structures built today. I will report findings when it comes to safety concerns that may be in the current code such as ungrounded outlets above sinks. I think "Safety" not "Code" when performing a inspection.

Should the client attend the inspection?
YES. It is helpful to be there so I can explain in person and point out the issues, and answer any questions. This is also an excellent way to learn about a house/building. But be sure to give me time and space to concentrate and focus so I can do the best job possible for you.
